The short answer

Sow seed if you can wait a few months and want to spend less. Lay turf if you need a usable lawn within weeks and can pay roughly three to six times more per square metre. On the prices we read on 8 October 2026, across lawns of 20 to 100 m², seed works out at about £1 to £2 per m² of lawn and turf at about £3.64 to £9.29. A small lawn sits at the top of each range and a large one at the bottom, so compare like with like: for the 40 m² lawn in the sums below it is about £1.46 for seed against £4.71 to £6.81 for turf.456

The ground work is the same either way, and both do best in autumn. The RHS puts it plainly: seed is cheaper and gives you more choice of mix but takes longer, and turf is the quick option that costs more.12

What each one costs per square metre

Take a 40 m² lawn, 8m by 5m. Turf rolls cover about 1 m² each, and suppliers advise ordering at least 5% extra for trimming.46 That is 40 × 1.05 = 42 rolls.

So the seed bill is about £58 and the turf bill is £189 to £273. Rolawn says it adds a 6.5% fuel surcharge to every order, which takes its turf to about £290 and its seed to about £62.45 The same turf order weighs 630 to 840kg (42 rolls at 15 to 20kg), so it arrives on a pallet, not in the boot.

The gap changes with the size of the lawn, because turf prices fall as the order grows and seed prices fall by the box:

Lawn sizeRolls (5% extra)Rolawn turfTopsoil.co.uk turfRolawn seed
20 m²21£185.85£128.731 box, £38.99
40 m²42£272.58£188.582 boxes, £58.48
100 m²105£618.45£364.354 boxes, £104.48

These are our own sums from the 8 October 2026 price lists, before the Rolawn surcharge and before topsoil and feed, which cost the same whichever you choose. Topsoil.co.uk sets a 10-roll minimum, and the Rolawn price list starts at 10 rolls, so a very small patch is a seed job anyway.46 Prices move, so check the supplier page on the day. The turf calculator and the grass seed calculator do the roll and box counts for your own lawn.

How long before you can use the lawn

This is where turf earns its price. The RHS says you can use a turfed lawn a few weeks after it is laid, and recommends the first mow, with the blades set high, at about three weeks, once a gentle tug shows the turf has rooted.2

Seed is slower. The RHS says seedlings show a week to ten days after sowing, and then asks you to keep traffic to a minimum for roughly eight months. Sown in autumn, avoid using it before June. Sown in spring, go easy until late autumn.1 Rolawn puts the whole job at several weeks or even months to reach a fully grown lawn.10

If children, a dog or a party date are the deadline, that gap decides it. If the garden is going to be a building site for a while yet, it does not matter.

Best months for each

Seed: September to November, or March to April. If you have the choice, take early autumn, because the seedlings root in before the first hard frosts. Spring-sown grass puts more of its energy into flowering and roots in more slowly.1

Turf: mid-autumn to early spring, on days when the soil is not too wet or frozen. The RHS says to avoid mid-spring to early autumn, because new turf struggles in the heat and needs repeated watering.2

One open disagreement: Rolawn says its turf can be laid all year except on frozen ground, provided you roll it out at once in spring and summer.4 Both sources agree that summer laying costs you more water and more attention. We would follow the RHS window unless a deadline forces the issue.

Early October is inside the sowing window and close to the start of the turf window. Soil warmth matters as much as the date, so read what temperature grass needs to grow for the 7°C germination figure and how the growing season runs, and the frost date calculator if you are sowing in spring.

Turf or seed in shade

Neither beats the light. The RHS says most turf grasses need four to six hours of full sun a day, and that lawns under heavy canopies, such as oak, beech or conifer, seldom thrive, because those trees can cut out up to 95% of summer sunlight.3 In deep shade, even a shade-tolerant grass will struggle, and the RHS suggests shade-loving plants instead.

In light to medium shade, the choice of product matters more than turf versus seed. Shade mixes are mostly fine-leaved fescues and browntop, sold as both seed and turf.13 Seed gives you the wider choice, and Rolawn rates its Medallion turf as moderately shade tolerant.4 Under deciduous trees, sow while the branches are bare, in late autumn or early spring.3 Then mow shaded grass at 6cm or higher.

The prep is the same job

The RHS says soil preparation is just as important for turf as for seed.2 Clear perennial weeds, dig, let the ground settle, then tread it firm and rake it level. Seed ground only needs digging to about 20cm if the soil is hard and compacted. Turf ground should go to 20 to 25cm. Leave dug soil to settle for at least a few days, and ideally five to six weeks.12

Two of the questions people search sit here:

How much seed do I need?

Johnsons Quick Lawn gives 35g per m² for a new lawn.7 Rolawn's seed covers about 28 m² per kilo, which is about 36g per m².5 For 40 m² that is 1.4kg. Your packet gives the exact rate, and the grass seed calculator adds a margin for you.

Water restrictions and supply in 2026

Both options need steady water while they establish. This year that is a real planning point. The Turfgrass Growers Association reported in July that six water companies had brought in temporary use bans, and in August that 71.3% of England was in drought.89

Rolawn says fresh turf is normally allowed a hosepipe for its first 28 days or so. The TGA says the wording varies between companies, and some only cover turf laid before the ban began.48 We found nothing in these sources about watering new seed, so check your own water company's rules before you commit to either. The TGA also says growers are under cost pressure and tells buyers to order early.9

Common mistakes

Frequently asked questions

Is it cheaper to lay turf or sow grass seed?
Seed is cheaper. On the 8 October 2026 price lists, a 40 m² lawn costs about £58 in Rolawn seed and about £189 to £273 in turf, before delivery surcharges, topsoil and feed. The RHS also says seed is less expensive than turf. The gap grows with lawn size.
How long before I can walk on a new lawn?
The RHS says a turfed lawn can be used a few weeks after laying, once it has rooted, with a first mow at about three weeks. A seeded lawn shows shoots in seven to ten days, but the RHS asks you to keep traffic to a minimum for roughly eight months. If you sowed in autumn, avoid using it before June.
When is the best time to sow seed or lay turf in the UK?
The RHS gives September to November or March to April for sowing seed, and early autumn is better than spring. For turf it gives mid-autumn to early spring, and advises against mid-spring to early autumn. Early October is inside the sowing window and close to the start of the turf window.
Which is better for a shady garden, turf or seed?
Neither copes with deep shade. The RHS says most turf grasses need four to six hours of full sun a day and recommends a shade mix, mostly fine fescues, sold as both seed and turf. Seed gives the wider choice of mixes. Under deciduous trees, sow in late autumn or early spring while the branches are bare.
Is the ground preparation different for turf and seed?
Only slightly. The RHS says preparation matters just as much for turf. Clear perennial weeds, dig, let the soil settle for a few days to six weeks, then firm and rake it level. Seed ground needs digging to about 20cm if it is compacted. Turf ground should be dug to 20 to 25cm.
How much grass seed do I need for a new lawn?
Johnsons Quick Lawn gives 35g per m² for a new lawn, so a 40 m² lawn needs 1.4kg. Rolawn's Medallion seed covers about 28 m² per 1kg box. Check the rate on your own packet, because it varies by mix, and ignore "covers up to" claims on the front, which often assume a lighter rate.
Can I water new turf during a hosepipe ban?
Often, yes. Rolawn says fresh turf is normally allowed a hosepipe for its first 28 days or so. The Turfgrass Growers Association says the wording differs between water companies and some only cover turf laid before the ban began. Check your own water company's rules before you order.
